Assistant Project Manager-Residential Construction

Support of Project Mangers by scheduling and Managing all aspects of the job to ensure customer satisfaction, high quality, and timely completion of jobs through proper scheduling of materials and sub-contractors in compliance with company policy and procedures.
MAJOR DUTIES AND
Responsibilities:
Schedule and manage all subcontractor and suppliers for multiple home construction project through Buildertrend, the current scheduling and communication software.
Upload all customer selections to scheduling software - Buildertrend.
Input all change orders through scheduling software - Buildertrend.
Set up Central Maine Power accounts with temporary power on jobs.
Manage Central Maine Power process to schedule power to homes in construction.
Meet with customers at pre-construction meeting for color selection.
Notify trade contractors and material suppliers far enough in advance to assure materials are delivered and trade contractors arrive on schedule.
Prepare and manage change orders and billing for all extras and allowances.
Coordinate the supply of labor and materials.
Schedule municipal inspections as required.
Schedule Trade Partners (subcontractors), portable toilets, and dumpsters Keep Job files updated and correct.
Produce and process invoices with cost codes and budgets in a Timely manner.
Schedule all Trade Partners completely within 5 days of the start of framing, and keep scheduling software up to date daily throughout completion of job.
Maintain and keep track of all budgets in coordination with Master Builder, our job costing software.
Notify and get supervisor approval for all budget overages before approval of invoice.
Responsible for giving supervisor weekly update on jobs at Production Meetings.
Prepare extras and allowances for approval (1 ) week before closing.
Make sure warranty package at walk-through is complete.
Make sure all punch-lists items are done in allotted time.
Responsible for coordinating subcontractors and homeowners for warranty requests.
Responsible for updating warranty log.
Timely response to customer and Trade Partner calls.
Full compliance with Company Safety and Administrative policies.
Maintain a 5-6 average rating on Customer Satisfaction and Trade Partner Surveys.
Consistently input, update and maintain production scheduling, change orders, plans, and specifications on Buildertrend.
Complete job cost variance reports.
Coordinate excavators and Framing crews for job starts.
Prepare and manage the excavation and Framing schedules.
Manage progress billing and when required and acquiring lien waivers from subcontractors.
Other duties as assigned.

00 PM on Friday - with 40 hour workweek as duties require - Breaks - 1/2-hour lunch break - unpaid - 2 ten-minute breaks - paid (1 in the morning and 1 in the Afternoon) - From time to time, in order to meet deadlines which may be unforeseen, additional hours may be required, including Saturdays.
Performance Reviews - At job commencement, a one-time, 90-day performance assessment will.
thereafter, performance reviews are completed annually.
